My Marketing Plan

The goal is to help you maximize your value while working within your budget – whether it’s zero or will include a complete paint job and new kitchen! I help clients assess were their “biggest bang for the buck” is and provide them with estimates to get that work done. The seller then decides how much or how little they want to do.

The Process

 

Preparation

I begin with a range of value for the property as it sits and discuss how the value might be maximized if one were to:
 1) De-clutter
 2) Paint
 3) Stage
 4) Landscape
 5) Update entire rooms (often kitchen and baths)
 6) Change the flooring
 7) Make repairs
 8) Change window coverings
 9) Trim or remove trees
10) And any other reasonable thing

Any other reasonable thing I can think of that will help! We then decide what improvements will be done, based on budget and time considerations. Remember, the seller is always “the boss” and the decision is theirs.

Pricing

When the property is ready for sale, the final asking price is selected.  We will again review the recent sales and also review and actually go see “the competition” (other similar homes that are currently on the market).  We will then select the listing price based on that information and also decide on a marketing strategy.  The strategy can vary but must include the current market conditions.

Advertising

The next step is to expose your property to as many buyer’s as possible including:

·   List Home on MLS

·   Create a website specifically for your homes

·   I found a Realtor, Zillow, Truilia, Realtor.com and Many other such sites

·   Post your home on Craig's List

·   Advertise Open Houses

·   Hold the property open for Real Estate Brokers

·   Install a "For Sale" sign

·   Create a Color Brochure

·   Email all local agents notifying them that your home is on the market
Note: Statistics show that over 72% of buyers come from either the internet or a local realtor

Offers

Once we have a prospective buyer (or more than one!), I will explain the offers and help you evaluate the pros and cons.  We will then decide whether to; accept, reject or counter.  Once you have accepted an offer, I will track the buyers progress through their inspections and loan process, keep you informed and answer your questions.  When escrow closes, I will help you transition the property to your buyer and invite you to celebrate!

I'm on the job even after the close of escrow to help you coordinate the details that follow.
