Staging a Home

Over the past 20 years or so, “staging” has become a marketing tool that most realtors have added to their “bag of tricks”. They recommend it because it has proven to be really quite effective. The degree to which a home is “staged” can vary greatly; everything from complete rooms of furniture throughout the house to simply working with the placement of furniture already there. Therefore, prices can vary from $500 – $5,000.

The idea is to add interest, warmth and character to what otherwise could be a boring and cold space. Staging helps prospective buyers imagine the possibilities. Many times, the cost of staging is returned 3 or 4-fold in the final sales price. Often how much staging is used depends of the seller’s budget.

Below are some examples of staging in a small home that was marketed in the Richmond Annex in July of 2010. The budget here was $1,500.

Your search for a GREAT East Bay Realtor ends right HERE!

A whole lotta of gratitude and heartfelt thank you goes out to broker Jerry Fegley / Fegley Realty of Point Richmond / Albany and our listing agent, Cindy Wilson for pretty much a problem/drama free, very smooth process from start to finish. Our parents’ home, an original Mid Century Modern home my parents had custom built in 1958 on Ralston Ave. in Richmond View was on the market for LESS than 2 weeks! They kept the prep costs to a minimum but made sure we covered all the bases, and they went along with our good friend/iconic MCM dealer Steve Cabella’s belief (and ours) that the design and original details of the house would sell itself, strongly recommending not to “gussy up” up the home with unnecessary 20K+ “improvements” and totally unnecessary staging that was previously recommended by a Berkeley “decorator” realtor we interviewed, but did not hire….THANK GOD! A special shout out to Jerry & Cindy’s “magic man” Bruce Audretsch and his crew for working their butts off to restore Mom & Dad’s home back to near it’s original glory, in less than 3 weeks!…a TON of work! Bruce is part contractor / carpenter / mason / historian /craftsman / handyman and certified Grunt that knows how to meet a deadline and get it done RIGHT! Thank you to the Jerry & Cindy’s Escrow & Title companies, behind the scenes quiet professionals who kept the process rolling while making sure we dotted all the i’s and crossed all t’s! And finally God Bless the new owners and this house that is now their home!

THANK YOU!  Bill Argonza & Karen Argonza.
